MUNICIPAL PROCESS & BOARD PREPARATION

Prepare for the process—not just the submission.

A development application is more than a set of plans. It involves sequencing, professional coordination, administrative requirements, public meetings, testimony, questions, revisions, and follow-up. We help clients stay organized and prepared as the matter moves through those stages.

01

Process Coordination

  • Anticipated approval-path and milestone mapping
  • Zoning-determination and denial-letter coordination
  • Application-package readiness and professional-team coordination
  • Submission and completeness-status tracking
  • Meeting, agenda, notice, and hearing-date coordination
  • Administrative follow-up and next-step tracking
  • Conditions-of-approval and post-hearing coordination

02

Board and Hearing Preparation

Preparation should begin before the hearing date. We help the client and retained professionals organize the project narrative, anticipated topics, presentation sequence, open issues, document status, and responsibilities for the meeting.

  • Pre-hearing strategy sessions
  • Review of roles and presentation sequence
  • Coordination of outstanding documents and professional inputs
  • Identification of likely process or project questions
  • Client preparation for public-meeting expectations
  • Post-hearing action and follow-up list

03

Public Appearances

Unless expressly excluded in the signed Project Engagement Summary, a base engagement generally includes one appearance before a Planning Board, Zoning Board of Adjustment, redevelopment entity, governing body, or comparable public body when reasonably required. The consultant’s role is advisory and coordination-oriented.

PROFESSIONAL BOUNDARY. The firm does not provide legal representation or licensed professional testimony. A continued or adjourned hearing on a different date is an additional appearance. Added boards, agencies, substantial new preparation, post-denial work, appeals, and enforcement matters require additional written scope.

04
